Safety
How Padi keeps you safe
Zero agents
Only people who live in a flat can list it. Nobody on Padi can charge you an agency, inspection, legal or "documentation" fee.
When you report someone
- Right away: if you sent a request for the room, it's hidden from search.
- Within 24 hours: our team reviews the report.
- If confirmed: the account is suspended and the person's ID and phone number are banned from Padi.
- If false: the room is restored. Repeated false reports lead to suspension.
Who's on Padi
- Everyone verifies their ID and a selfie.
- Listers prove they live in the flat with a rent receipt, tenancy agreement or utility bill.
- One room per person, which keeps agents with many properties out.
- Homes can be women only, men only or open to anyone, and requests that don't match are blocked.
Golden rule: never pay a caution fee or rent before you've viewed the room in person and met the person you'll live with.
Viewing safely
- View in daylight and tell a friend where you're going.
- Check the person matches their Padi photo.
- Ask to see the rent receipt or tenancy agreement for the flat.
- Pay by bank transfer, never cash, and get a written receipt.
- Walk away from "someone else wants it today, pay now".
