What Padi is

Padi connects people who live in a flat and want a flatmate with people looking for a room in a shared home. Padi is not a landlord, agent or party to any tenancy or flatmate agreement.

Who can list

• You must live in the flat now and want to share it. Agents, landlords listing empty or new units, and short lets are not allowed.
• One room per person. Photos, video and costs must be real and current.
• Mark your room Taken as soon as it is, and confirm it's still free when we ask. Rooms not confirmed for 9 days are hidden.
• Never charge an agency, inspection, legal or documentation fee.

Seekers

• Your profile must be true and about you. You must be 18 or older.
• Use contact details only to arrange the room. Don't share or resell them.
• Report honestly. Repeated false reports lead to suspension.

Payments

Unlocks and passes are paid only after a lister accepts your request. All payments are final and non-refundable, and passes can't be transferred. Rent, deposits and bills are agreed and paid directly between flatmates; Padi is not responsible for them.

Enforcement

We may hide rooms, suspend or close accounts that break these terms. Confirmed agency-fee requests lead to a permanent ban of the account, ID and phone number.
